Rose Hill Plantation History

  • This fine Gothic Revival home has served as a backdrop to the many faces and lives that tell the fascinating history of this Lowcountry area of South Carolina
  • Rose Hill Plantation, once part of Devil's Elbow Barony, was granted to Sir John Colleton by King Charles II in 1718.
  • Construction on the Rose Hill house was started in the late 1850s by planter and physician, Dr. John Kirk and his wife Caroline.
  • The work was halted by the Civil War as John and Caroline sought refuge in Grahamville, South Carolina. Although the house was occupied after the war, the economy made it impossible to complete the interior. Letters written between 1803 and 1868 reveal the pathos and tragedy of the Kirk family history.
  • In 1946, John and Betsy Gould Sturgeon purchased the house and employed prominent architect Willis Irvin to direct the completion of the house in a highly sophisticated manner.
  • In 1955, Vogue Magazine published a feature story on the house, with photos of the furnished interior
  • In 1980, the Rose Hill Plantation Development Co. (the Welton family) purchased the land for development of a planned residential community. In 1983, the Rose Hill Plantation house was listed in the National Register of Historic Places, thanks to the efforts of Iva Welton. The house was opened to the public for tours, and an extensive rehabilitation of the house was completed in 1986.
  • In 1987, a major fire caused devastating damage to the entire house.  The copper roof melted and caved in and the entire 2nd floor and attic were gutted.
  • After the fire of 1987,  the copper roof was replaced and the porch's posts were redesigned to the Kirk's original wood & Gothic look.  Inside, only the central domed hall & spiral staircase had been restored & painted.  The rest of the house remained charred, in an unfinished state.
  • On April 12,1996, Rose Hill Plantation House was purchased by the Middleton White Foundation and has been restored as a private home.

Rose Hill Mansion

The historic Rose Hill Mansion, known as the most beautiful plantation house in the Lowcountry, has long held a treasured place in Southern history. Originally built in the late 1850s by planter and physician, Dr. John Kirk and his wife Caroline, the plantation was a wedding present from Caroline's father, James Kirk.
Work was halted by the Civil War, and while occupied through the years, the interior was not completed until 1946, when new owners John and Betsy Gould Sturgeon finished it in grand style.  In 1980, the Welton family purchased the land and the house was later listed in the National Register of Historic Places. In 1987, a fire devastated the house & it sat in a state of ruin until purchased and restored by The Middleton White Foundation. After a decade long restoration, the home is now shared with the public each day, via guided history tours.
The grand entry’s original open stringer spiral staircase is period grandeur. See the portrait of James Brown Kirk ( original founder of Bluffton ) & Dr. John Kirk, painted by granddaughter Emily, at the request of her mother, Caroline. The Kirk family returned these portraits, as well as other family heirlooms & original documents when the home was opened for tours in 2007. Sun City Hilton Head Island / Bluffton

Sun City Bluffton, SC is truly heaven on Earth! No wonder Forbes magazine put Bluffton in top best 25 places to retire in North America. Many older people think about relocating this year (after this frEEEEEzing winter!!). This article has some basic information about this wonderful community.

Del Webb's Sun City Hilton Head (often shortened to Sun City Hilton Head or Sun City locally) is an age-restricted master planned community located in the Okatie area of Beaufort and Jasper counties in the Lowcountry region of South Carolina. Although not a separate incorporated community or census-designated place, there are close to 10,000 permanent residents within three major phases of the community, which is clustered around its golf courses and community centers. The community is also renowned for its political activism, with many local, state, and national candidates for political office stopping in Sun City while in the area. Sun City is included within the Hilton Head Island-Bluffton-Beaufort Metropolitan Statistical Area.
Sun City Hilton Head is located approximately 12 miles (20 km) west of Hilton Head Island itself and 20 miles (30 km) north of Savannah, Georgia, with close access to Interstate 95. Sun City is positioned across nearly 10,000 acres between the borders of Beaufort and Jasper counties along the major thoroughfares in the area, U.S. Highway 278 and S.C. Highway 170. The majority of the development is in unincorporated Beaufort County, while the Jasper County portions (sometimes referred to as Sun City North) are incorporated into Hardeeville. Addresses in Sun City have either an Okatie or a Bluffton ZIP code, but no portions of the development are within the Bluffton town limits.
Using a similar design template from existing Sun City developments, Del Webb Communities purchased vast real estate holdings from the former Argent Lumber Company in the 1990s and began development of the Beaufort County portions. The majority of the property phases were folded into the "Sun City" development brand, while a phase of development located east of SC 170 was branded as "Riverbend" and featured higher-end homesites near the Okatie River. Nearly all of the Beaufort County portions of Sun City have been built out.
Del Webb Communities was acquired by Pulte Homes in the 2000s and began development of the Jasper County portions that same decade. Hardeeville annexed all of the Jasper County portions of the community in 2007, prior to construction. As of 2012, there were approximately 300 homes constructed along with a new community center, with an additional 300 homesites that were platted. Sun City has the option to construct up to 2,000 homes in the Jasper County portion through its development agreement with Hardeeville.
Sun City is a gated community and is age restricted to adults 55 and over. The majority of the residents are married and retired-full time, though some continue to work full-time or have home-based businesses. The community is overwhelmingly single-family residential homes on smaller lots, though attached housing and assisted living facilities are also in the community. Most of the lots look out over golf course holes, ponds, or natural areas. Many residents travel in the community with golf carts or bicycles. A bridge connects the Beaufort and Jasper county portions of the community over US 278, thus avoiding the need to enter and exit through multiple gates and cross the heavily-traveled highway.
Sun City maintains its own internal and private security force that patrols the neighborhood and some of the gate entrances. Fire services are shared between the Bluffton Township and the Hardeeville fire departments.
Sun City has an internal property owners association (the Community Association) that governs much of the community. Representatives from Del Webb Communities retain positions on the association, which has caused intense debate in the community as far as its independence from the parent company and developer. Efforts to incorporate Sun City as an individual municipality have been attempted before, but South Carolina laws on incorporation have made it a challenging process. Hardeeville and Beaufort Country retain certain regulatory and policing authority over the community, but yield to the Community Association and its bylaws on specific matters.

Mortgage rates move higher.

Fixed mortgage rates moved higher last week, according to the latest data released Thursday by Freddie Mac.
The increase was anticipated after the Federal Reserve seemed to signal last week that it could begin raising interest rates sooner than expected.
The 30-year fixed-rate average climbed to 4.4 percent with an average 0.6 point. It was 4.32 percent a week ago and 3.57 percent a year ago.
The 15-year fixed-rate average jumped to 3.42 percent with an average 0.6 point. It was 3.32 percent a week ago and 2.76 percent a year ago.
Hybrid adjustable rate mortgages were mixed. The five-year ARM average rose to 3.1 percent with an average 0.5 point. It was 3.02 percent a week ago and 2.68 percent a year ago.
The one-year ARM average dropped to 2.44 percent with an average 0.4 point. It was 2.49 percent a week ago.
“Mortgage rates rose following the uptick on the 10-year Treasury note after comments by the Federal Reserve Board Chair Janet Yellen indicated a possible increase in interest rates as soon as early 2015,” Frank E. Nothaft, Freddie Mac vice president and chief economist, said in a statement. “Also, the [Standard & Poor’s]/Case-Shiller 20-city composite house price index rose 13.2 percent over the 12-months ending in January 2014.”
Meanwhile, mortgage applications declined last week, according to the latest data from the Mortgage Bankers Association. The Market Composite Index, a measure of total loan application volume, dropped 3.5 percent. The Refinance index fell 8 percent, while the Purchase Index rose 3 percent.
The refinance share of mortgage activity declined for the seventh week in a row, accounting for 54 percent of all applications, its lowest level since April 2010.
